The option of using an Airbnb for short-term stays has become a more attractive offer for travellers in recent years, and we’ve seen a rise in savvy property owners who have been able to capitalise on this trend.

With an influx of visitors to areas brought by sports or music events, you might want to consider advertising our property as a short-term rental on platforms such as Airbnb to earn some extra income. However, before doing so, you need to understand the implications that this might have on your insurance to make sure that your home and finances are protected.

So, once you’ve considered your home insurance requirements to keep your property and belongings safe, here are our top 10 events where you could Airbnb your property – if you happen to live near to the location of one of these, you could find your property will be in high demand.

Our Top 10 Events to Consider

Wimbledon Tennis Tournament (usually June/July)

Wimbledon is the longest-running tennis tournament in the world and is seen by professionals as the one to win, attracting a large crowd of spectators to Southwest London. For those planning to join The Queue in the early hours of the morning (and who don’t want to camp out the night before) having somewhere to stay close by is a must-have given the very early start. It’s one of the UK’s biggest sporting events of the year and always gives us that summer feeling.

FA Cup Final (May)

Despite the FA Cup Final being played between two teams from the English Premier League, the growing numbers of non-UK based supporters of the country’s largest teams mark this event in their calendars and make the journey to Wembley Stadium in North London.

Glastonbury Festival (June)

Even if you’re living away from the bustling UK cities, there are still plenty of opportunities available. Glastonbury Festival is a five-day music festival – the largest greenfield music festival in the world and is often the event of the year for music lovers. For those not fancying all those nights in a tent worrying about the surprises that British summer weather can bring, a warm dry Airbnb in a nearby Somerset town or village will be much appreciated.

Isle of Wight Festival (June)

Much like Glastonbury, the Isle of Wight Festival has attracted thousands of UK and non-UK visitors to the island for its annual weekend of music for over 20 years. With Early Bird tickets for 2025 already sold out, the demand is showing no signs of slowing down.

Taylor Swift’s Eras Tour (August 2024)

From many artists to just one, Taylor Swift’s Eras Tour has been making headlines worldwide for months. With her next run of UK shows hitting Wembley Stadium from Thursday 15th to Tuesday 20th August, “Swifties” will be coming from all over to see one of the biggest music artists of the 21st century. The release of additional last-minute tickets may mean there are Taylor Swift fans looking for nearby places to stay.

Edinburgh Festival Fringe (August)

Also known simply as “The Fringe”, entertainers from all over the world travel to Scotland’s capital to showcase their talent. Acts include theatre, comedy, dance, circus, opera, and much more. This event has something for everyone, and they will surely all need somewhere to stay, along with anyone coming along to visit or watch – especially as the event lasts for three weeks!

Hay Festival (May-June)

The Hay Festival of Literature and Arts is literature festival that takes place every year in Hay-on-Wye, Wales. With around 300,000 visitors attending in 2024, the Hay Festival has retained its place as one of the world’s largest literature festivals.

Boardmasters (August)

Since 1981, lovers of surfing and music have travelled in Newquay in Cornwall for Boardmasters. This five-day event in August combines world-class surfing with an incredible outdoor live music experience. The Cornish coast is already a popular location for Airbnbs, but with staycations becoming the preferred choice over travelling abroad for many UK residents, the demand is expected to continue to rise.

Birmingham Christmas Market (November-December)

Birmingham’s Frankfurt Christmas Market reportedly brings around five million visitors to the heart of the West Midlands every year, making it the world’s largest authentic German Christmas market outside of Germany and Austria. With plenty more to see and do in the UK’s second city, it’s more than likely that travellers want to stay beyond 24 hours.

Brighton Pride (August)

Finally, Brighton Pride – the UK’s biggest LGBTQ+ Pride festival, and arguably one of the best in the world. Around half a million people descend on the city in this summer weekend alone, bringing millions in revenue for Sussex’s tourism industry. So, if you have a spare room, flat or house in Brighton, Hove or the surrounding area, you’ll probably find it easy to rent it out.

Getting Started

Of course, there are many exciting events that the UK has to offer each year. Keep your eyes peeled for news of events coming to your local area. If you’re lucky enough to live in a tourist hotspot, there’s never a bad time to set up your Airbnb.
